01 / Pre-Design and Programming
The process begins with your vision. Verbal descriptions, images, program wish lists, site photos, and discussions are used to gather all necessary information to determine the design direction and program requirements. A comprehensive review of zoning and building codes establishes guidelines and explores what’s possible.
02 / Schematic Design (SD)
03 / Design Development (DD)
The design evolves with detailed sketches, including interior sketches, elevation sketches, in-depth plan arrangement, and preliminary detail development. AutoCAD, Revit, and Sketchup drawings are initiated, and coordination with project consultants (structural and possibly mechanical, electrical, plumbing, and landscaping) takes place. At the end of this phase, the client signs off on the design, and construction documentation may begin.
04 / Construction Documents (CD)
The plans are further evolved with detailed dimensions, notes, and specifications essential for construction. Elevations, wall sections, and fixture placements are meticulously outlined. Once the final plans are ready and approved, preparation begins for the building permit application and finalization of documentation.
